Payment Process
When purchasing property in Dubai, the following payment structure typically applies: the buyer pays a mandatory government land tax of 4% of the property’s value, as well as an initial down payment of 15–20% for off-plan properties, usually within the first month of signing the agreement with the developer. Depending on the developer, subsequent payments may amount to approximately 1% per month, once per quarter, or periodically every few months.
Upon completion of construction and handover of the property, the buyer can either continue with the installment plan or opt to secure a mortgage with an annual interest rate of 3–4%, significantly reducing monthly payments. If the property is rented out, the rental income can fully or partially cover the mortgage payments while the property’s value appreciates over time. Therefore, purchasing real estate in Dubai can be an excellent opportunity for capital growth if considered as an investment.
Payments are made directly to the developer’s escrow account under transparent and straightforward terms. For buyers who are unable to use traditional banking systems, alternative payment options, such as cryptocurrency, are available, ensuring privacy and flexibility for financial transactions.
For ready-to-move-in properties on the secondary market, unlike off-plan projects, the buyer is required to pay a broker's fee of 2% in addition to the land tax. Moreover, secondary market properties have typically already appreciated in value, making it more challenging to achieve high investment returns on such assets. As a result, investing in off-plan projects during the early stages of construction is often more advantageous.
